I had made contact with Agung for over a year before making any decisions. He is very knowledgeable and had sources of land and owner information that he readily shared in respect of potential “off market” sellers.
Throughout my dealings there were several emails and phone calls, and I can safely say Agung responded to all of them, his English is very good and he is keenly proud of his Balinese roots. I found him to be honest in his approach and methods of dealing with land owners to assess realistic prices, often lower than agents. We did see some of his suggested land plots, though none were purchased, I eventually decided on a plot from an alternative source.
Agung kindly offered to still assist in any way that I required. Having considered the circumstances and his dealings with other referenced buyers – I decided to ask if he would agree to be my Nomine.
He agreed and is now the legal Nominee for part of my project in Lombok.
I strongly recommend that the following matters be addressed in the Nominee Agreement and that you take the advice of your Notary: An annual fee payable to the Nominee A percentage of the sale price payable to the Nominee if the land is sold Legal and taxation indemnities in the Nominee’s favour – as the Nominee remains the taxation object, this is an essential part of the agreement Obligations on the Nominee to cooperate in applications for licenses such as building approval, pondok wisata licensing for commercial rentals, and for leasing the property
The fees that professional nominees charge like Mr Agung Utama Putra are well worth it.
